We took a brief from Accor Hotels to identify a suitable opportunity in Gloucestershire to provide a platform for the groups expanding IBIS brand. Litfield identified and secured this prominent gateway to the City site and then funded the entire planning process to deliver a detailed implementable consent for a 127 bedroom hotel.
The site was acquired by Litfield, is leased to Accor Group and has been retained by Litfield for the long term.
Care Homes
Located in Bristol, Kidderminster and Worcester
We have created a number of care homes for clients caring for service users with a complex range of challenging mental health needs.
Each home has been created to the end users specific needs with oversized bedroom and living areas and full ambulant access en suite wet rooms built to the highest standards. This enables registration and successful operation of the facility enabling them to have the edge in a competitive market.
Children Nursery
Totterdown Bristol
This 11000 sq ft building was built in the mid 1980's as a training pub for Eldridge Pope and Company. Litfield acquired the site from Marstons Brewers.
We have since won planning consent to convert the lower ground and ground floors to a children nursery, and have leased this to the expanding Mama Bears Group.
City Centre Apartments
Old Market Bristol
The landowners of this business wished to raise capital to relocate and expand. We acquired the site and leased it back to the business until such time as they could identify a suitable replacement facility.
The business successfully relocated and planning was sought for 110 city centre apartments.
Consent was granted and the site was developed in conjunction with Linden Homes.
Clutton - Somerset
55 unit residential units
We are pursuing an application for residential development of some 55 units on a site adjacent to the settlement boundary of the village of Clutton in a highly sustainable location. The site was identified as being appropriate for residential development and secured by Litfield.
The scheme will provide circa 55 units including affordable housing provision.
Droitwich
Holiday Inn and McDonalds
This former Truck stop adjacent to Junction 5 on the M5 was identified as being appropriate for redevelopment. Consent was ultimately granted at appeal for the development of a 120 bedroom Holiday Inn hotel and a McDonalds Drive Thru.
European Health Care Homes
Prestbury Cheltenham and Downend Bristol
Two sites were acquired for 80 and 70 bedroom care facilities consent granted.
The sites were former factory premises in sensitive residential areas.
The sites were sold to European Healthcare for their expanding estate.
Fishponds
Housing Site
Brownfield site identified and acquired off Dunkirk Road. Planning consent secured by Litfield Land and the site subsequently sold for residential redevelopment for 15 houses.
Lidl Food
Worle Weston Super Mare
A site identified as having potential for retail foodstore development. The site was acquired, consent granted and ultimately sold to Lidl for their discount food concept.
Lidl Southmead Road
Bristol
A site identified as having potential for foodstore development. The site was acquired and consent granted at appeal for foodstore development and ultimately sold to Lidl for their discount food concept.
McDonalds Drive Thru
Weston-Super-Mare
Site on the main arterial route into Weston was identified by Litfield Land as being suitable for roadside related development. Consent was granted and the site developed for a Mcdonalds Drive Thru, Imo Car wash, a new Banks Brewery Public House and a BlockBuster store.
Mews Apartments
Gloucester Road Bristol
The owners of the business that owned this former church premises wished to relocate and needed to enhance the value of the site to enable the relocation.
Litfield orchestrated its team of professionals and designers and won consent for a scheme of 28 high quality mews style apartments in a thriving residential area of Bristol.
The site has been sold for development and the owners relocated to new premises.
Motor Dealership and Convenience Store
Fishponds Road Bristol
This site was acquired as a standing investment which could be value added by active management.
A development site was identified on part and consent was granted for 28 apartments and 14 houses on appeal on part. That element of the site was then sold to Bristol Community Housing.
The main Suzuki vehicle dealership is retained for the long term and consent will shortly be granted for a 4000 sq. ft convenience store which will be developed and retained for the long term.
New Care home Development
Keynsham, Bristol
In 2018 we identified and subsequently acquired a 1.3 acre site in the affluent Bristol suburb of Keynsham.
Over a year long process of negotiation with a resistant Local Authority and using our expertise with the help of our design team, planning consent has been granted by Bath City Council under delegated powers for the erection of a 68 bed care home.
Prime Retail Site
Gloucester Road Bristol
The site was identified as having potential for retail development. It was acquired, decontaminated, and a new retail building erected which is leased to Morrisons and held for the long term.
Residential Apartments
Alexander Park Fishponds Bristol and Austin Place Shirehampton
Two sites acquired and subsequently consent granted for 48 residential apartments. The sites have been sold with the benefit of planning permission for residential development.
Retirement Living
Nailsea Bristol
This former market garden occupying a location less than 100 metres from the main town centre was identified as being suitable for retirement living.
The site was acquired and subsequently Litfield drove the planning process and ultimately consent was granted for 53 retirement apartments.
The site was then sold to Pegasus Retirement Living.
Thornbury
Town Centre Site
This Town Centre site in Castle Street was acquired by Litfield Land. Planning consent was subsequently negotiated at appeal for a mixed use scheme to provide new build housing, restoration of existing buildings for residential use and B1 office accommodation.
Trafalgar House Clifton Bristol
Grade 2 listed Palladian Mansion
This Grade 2 listed Palladian mansion house was acquired as a standing investment.
The tenant was not in occupation and ultimately a deal was structured to enable the tenant to free itself of its leasehold liabilities.
The property now vacant, a sensitive consent was secured for change of use to a single residential dwelling and the site then sold to an owner occupier.
Warmley Landsdown Care Home
Bristol
Former 20 bed NHS care home acquired by Litfield Land unconditionally. The site was subsequently refurbished to provide 11 oversize fully ambulant suites with wet rooms to provide care for users with Acquired Brain Injury. The property has been leased to a specialist operator and held for long term investment.
Planning has just been secured for the erection of 8 studios in the grounds which will provide more independent living for users with Acquired Brain Injury and construction will shortly commence.
